My goal is to help you market your listings in the best possible light so your clients get their homes sold fast and at the best possible price. Placing photos on the MLS is often times overlooked as an important marketing tool. Often times agents will take a few quick photos using their pocket cameras and just throw them up on the MLS. In a lot of cases these photos are underexposed and end up hurting more than they help. MLS photos end up being displayed in a lot of other places such as Realtor.com, as well as many other online resources where as much as 80% of potential buyers start their search. This is where I can help. I will ensure that your listings stand out from the rest with quality photos. For as little as $60 I will make your listings shine and grab the attention of potential buyers.
When I arrive at the subject property I will take anywhere from 1 hour up to 2 hours to take the photos depending on the size of the home and number of rooms. Unless I’ve been given specific instructions I photograph all living areas including all bedrooms, bathrooms, laundry, etc., as well as exterior photos of the front and back yard. The end result is that you will normally end up with a sufficient number of photos giving you plenty of choices to choose from.
I use a professional Canon digital camera along with top of the line lenses and lighting. Each photo is post-processed individually using the latest image editing software to ensure that the colors are correct and the lighting is sufficient to present each room in the best possible way.
Please note: I’ll provide quality photographs, but I don’t stage the home, make beds, light fireplaces, feed the pets, pick up clothing, mow the lawn, etc. Please be sure the property is in the condition you want it to be in before my arrival. If the property is occupied please inform your clients and advise them to straighten up and de-clutter if necessary before my arrival, and if the property is vacant you might want to check it out yourself to be sure it is ready for photographing. There are no refunds once I arrive at the property to photograph it regardless of condition.
